How to go live + handle leads
Everything you need on one page. Bookmark it on your phone.
- Once: Render → Environment → add
CF_ACCOUNT_ID,CF_STREAM_TOKEN,CF_SUBDOMAIN→ Save. - Once: install Larix Broadcaster. Here: Go Live → “1 · Stream from my phone” → Start My Live → tap Copy full Larix URL → in Larix: Settings → Connections → + → paste → Save.
- Every time: Go Live → type what you're showing → Start My Live → press the red button in Larix. Within ~20 seconds the homepage says LIVE and viewers see “Request a showing” beside your video.
- Finish: stop in Larix, then End live here.
- Start the live in the app and copy its link.
- Go Live → “2 · I'm live on TikTok / Instagram” → paste the link → Start My Live.
- The site shows Live on TikTok — watch with a button that opens the app.
- When you finish, tap End live here so the site goes back to “off air”.
- Every lead (stream, website form, WhatsApp tap) is emailed to realtordorota@gmail.com, added to HubSpot, and listed in Leads.
- The lead gets an automatic first reply right away (email, plus a text if they ticked “Text me” and Twilio is set up), then follow-ups at +1, +3, +7 and +14 days.
- In a live chat, a viewer's first message gets an instant reply with a “Request a showing” button.
- Leads from an agent's or builder's stream show via [name] · builder. Type the agreed Referral fee on the lead.
- Reply personally within 5 minutes: Leads → tap Call, WhatsApp or Email (a first message is written for you).
- Move the stage as it progresses: Contacted → Showing booked → Under contract → Closed.
- Talking to them directly? Follow-ups → Stop so the automatic emails end.
- “WhatsApp visitor” leads have no contact details yet: their message arrives in WhatsApp Business. Reply there.
- Each morning a new post (script, caption, hashtags, shotlist, text for every platform) arrives as a draft in Content approval → To review, and by email.
- Read it. Tap Edit to change anything, fill in every [bracketed] number, then Approve — or Reject it and write a new version.
- Approved posts sit in Ready to post. Film with the shotlist, copy each platform's final text, post it (or schedule it in Metricool).
- Tap Mark posted. Planning ahead? Write drafts for the next 7 days fills the queue.
- Setup & help → Run the test: every step of the lead loop should be green.
- Check the Privacy line is green: the public can only submit leads, never read them.
- Agents & builders: approve new applications only after checking their license.
Go Live
Two ways to go live. 1 · From your phone: Larix streams straight to this site (Cloudflare), and viewers watch here with the Request-a-showing button. 2 · Already live on TikTok or Instagram: paste the link and the site shows “Live on TikTok — watch” with a button to the app.
When you stream from your phone, Cloudflare records it and sends the same live to YouTube and Facebook at the same time. Paste each platform's stream key once. It's stored in Cloudflare, never on this site.
YouTube: YouTube Studio → Create → Go live → Stream → copy “Stream key” (choose a reusable key). Facebook: Live Producer → Streaming software → turn on “Use a persistent stream key” → copy it.
Any home, apartment community or builder model can have its own tile on the wall and its own phone stream key. Set a premiere time and the tile counts down (“Starts in 2h”); when the phone starts streaming it flips to LIVE.
How to go live in 5 steps
- Get the free Larix Broadcaster appiPhone: App Store · Android: Google Play. (On a computer, OBS Studio works the same way.)
- Tap "Start My Live" aboveChoose "Stream from my phone", type what you're showing, and tap Start. Your stream URL and key appear here — they stay the same every time.
- Add the connection in Larix (one time only)Larix → ⚙️ Settings → Connections → + → paste the Full Larix URL (tap "Copy full Larix URL") → Save. In OBS: Settings → Stream → Custom → paste Server and Stream key.
- Hold the phone vertical and press the red buttonWithin about 20 seconds your card flips to LIVE on the homepage and the grid. Viewers chat, and "Request a showing" sends leads to you.
- Finish: stop in Larix, then tap "End live" hereLeads from the stream are already in 📥 Leads and in your email. No phone key yet? Go live on TikTok or Instagram and paste the link instead (option 2).
Leads
Everyone who requested a showing, filled a form, chatted with the assistant or tapped WhatsApp. Tap Call, Text, WhatsApp or Email to respond — the lead is marked Contacted automatically.
Builder incentives
The Builder Incentive Tracker. Add what each builder is offering, with the terms, the expiry and the day you confirmed it. Any rate, payment or down payment needs a Reg Z financing disclosure (with the APR). Without one, the incentive can't be published. Expired incentives disappear from the site automatically.
Guest cards & fees
Every client registered for a visit, from /register or added here. Move each card from Registered to Closed, and track the fee pending → earned → paid. Commission terms are private and never shown on the site. All compensation is paid through LPT Realty.
Communities & builders
Who you register clients with, and what each one pays. Rows marked $ pays pay a commission or referral fee.
Content approval
Every morning a new post lands here as a draft. Review it, edit anything, then approve it. Approved posts are ready to post: copy each platform's text, film with the shotlist, post, and mark it posted.

Brand & social handles
Use @BridgesGlobal everywhere it's free; where it's taken, use @BridgesGlobalHQ. One name on every platform makes you easy to find and helps Google and AI search connect your profiles to this site. Every bio carries the brokerage name (Florida/Texas advertising rules).
Your profiles
“Planned” profiles are kept out of the site's search schema until you've claimed them. Claimed one? Tell Claude the exact link and it moves to “Live”.

Connect your social videos: the keys each one needs
YouTube
- YOUTUBE_API_KEY: console.cloud.google.com → create a project → APIs & Services → Library → enable “YouTube Data API v3” → Credentials → Create credentials → API key.
- Then Sessions & clips → Your social videos → YouTube: type your handle → Connect.
Instagram (Reels)
- developers.facebook.com → My Apps → Create app → type “Business” → add the product Instagram → “API setup with Instagram login”.
- Copy the Instagram app ID and Instagram app secret → Render: INSTAGRAM_APP_ID, INSTAGRAM_APP_SECRET.
- In the app, add this redirect URL:
https://live.bridgesglobal.co/api/social/instagram/callback. Your Instagram must be a Professional (Business or Creator) account. - Then Connect Instagram in admin.
Facebook (Page videos)
- Same Meta app (or a new “Business” app) → add the product Facebook Login for Business.
- App settings → Basic: copy App ID and App secret → Render: FACEBOOK_APP_ID, FACEBOOK_APP_SECRET (optional FACEBOOK_PAGE_ID if you manage several Pages).
- Facebook Login → Settings → Valid OAuth Redirect URIs:
https://live.bridgesglobal.co/api/social/facebook/callback. - Permissions used: pages_show_list, pages_read_engagement, pages_read_user_content. While the app is in Development mode it works for you as an app admin; Meta “App Review” is only needed for other people's Pages.
- Then Connect Facebook in admin, logged in as the Page admin.
TikTok
- developers.tiktok.com → Manage apps → Connect an app → add products Login Kit and Display API (scopes user.info.basic, video.list) → submit for review.
- Redirect URI:
https://live.bridgesglobal.co/api/social/tiktok/callback. - Copy Client key and Client secret → Render: TIKTOK_CLIENT_KEY, TIKTOK_CLIENT_SECRET. Then Connect TikTok.
- TikTok videos can't play inside other sites: tiles show the cover with “Watch on TikTok”.
Live simulcast (YouTube + Facebook)
- Separate from the above: paste each platform's stream key in Go Live → Simulcast.
Setup & help
What's connected. Anything with an orange dot tells you exactly what to add in Render → Environment.
Sends a test “Request a showing” exactly like a viewer would, then checks every step. The test goes to your own inbox and never counts as a real lead.
How to operate
1 · Log in
- Go to live.bridgesglobal.co/admin (bookmark it — there is no admin link on the public site).
- Password: your ADMIN_TOKEN. Find it in Render → bridges-live → Environment → ADMIN_TOKEN (click the eye icon).
- Leave "Keep me logged in on this device" ticked on your own phone. Use Log out (top right) on shared computers.
2 · Go live
- 🔴 Go Live → type what you're showing → choose Stream from my phone (or I'm live on TikTok / Instagram to paste the link) → Start My Live.
- Phone: open Larix Broadcaster and press the red button (first time: follow the 5 steps on the Go Live tab).
- Within ~20 seconds you're first on the homepage and the grid with a red LIVE badge and the real number of viewers.
- Finish: stop in Larix, then End live on the Go Live tab.
3 · Where your live shows up
- On the site: the big LIVE player at the top of the homepage, the "On air & up next" row, the channel list beside the player, and the full grid at /live-marketplace.
- Only real Bridges Live streams appear: a red LIVE badge while the camera is on, or Up next for a scheduled one. No YouTube or social clips are shown on the site.
- A TikTok or Instagram live you paste shows as Live on TikTok — watch with a button to the app.
4 · Download a recorded live stream
- Every phone live is recorded automatically by Cloudflare.
- 🎥 Videos & recordings → Recordings → find the date → Prepare MP4.
- Wait a minute or two, tap Refresh, then Download MP4 — it saves to your phone or computer, ready for Instagram, TikTok or YouTube.
- Tap Show on site to add the recording to the video grid as a replay.
5 · Where leads show up
- 📥 Leads — everyone who requested a showing, filled a form, chatted or tapped WhatsApp. New ones have a gold edge and count on the 🏠 Today tab.
- Email — every new lead is emailed to you instantly with Call / WhatsApp / Email buttons.
- HubSpot — every lead is added to your CRM automatically.
6 · Respond to a lead
- In 📥 Leads tap 📞 Call, 💬 Text, WhatsApp or ✉️ Email — a friendly first message is already written for you.
- The lead is marked Contacted automatically. Change the status as things move: Showing booked → Under contract → Closed (or Lost).
- Each lead also gets 5 automatic follow-up emails over 14 days. Stop them in 📣 Follow-ups once you're talking directly.
7 · Listings on the site
- 🏡 Listings shows where homes for sale come from (Stellar MLS when the token is connected) and when they last updated. They refresh every hour; Sync now refreshes immediately.
- Only real listings are shown, each with its listing brokerage. If no feed is connected, the site shows a button to your full MLS search on bridgesglobal.co.
8 · Post today's video
- 🎬 Today's Content → read the hook and script → film each shot in the shotlist.
- Tap Copy caption + hashtags, fill in any [bracketed] numbers, post, then set the status to Posted ✓.
9 · Other agents
- Agents apply at /become-a-streamer. Check their license, then Approve in 👥 Agent streams — they get a private Go-Live link by email. Take down removes a stream immediately.
10 · Something not working?
- ⚙️ Setup lists every connection (database, email, CRM, streaming, social accounts, listings) with exactly what to add in Render if one is missing.
11 · Connections (one-time) — what to paste in Render
Where to paste: dashboard.render.com → bridges-live → Environment → Add Environment Variable → name + value → Save Changes (the site restarts in about a minute). Then come back here and press the Connect button.
- AI daily scripts — console.anthropic.com/settings/keys → Create Key → copy → Render
ANTHROPIC_API_KEY. (Add a few dollars of credit under Plans & Billing.) - MLS listings (when Stellar approves your data agreement) — bridgedataoutput.com → log in → your application → API Access → copy the Server Token → Render

Finally run Setup & help → Test the income loop: every line should show a green tick.
One-time setup
