When builders have standing inventory, incentives get aggressive. In markets like Parrish and Riverview, we regularly see builders offer rate buydowns, closing-cost credits, and design-center allowances — but you only capture them if you know how to ask, and when.
The incentives on the table right now
- Rate buydowns — the builder buys down your interest rate, either for the life of the loan or for the first few years. Compare any buydown against current market rates (Freddie Mac's weekly survey is linked below).
- Closing cost credits — money toward your closing costs, often offered on quick-move-in homes. Amounts vary by builder and community, so ask for the figure in writing.
- Design upgrades — free flooring, cabinets, or appliance packages.
- Price reductions on standing inventory near quarter-end.
The catch most buyers miss
Most builder incentives require you to use their preferred lender — and to have your own agent register you on your first visit. Walk in alone and you can forfeit representation and negotiating leverage. Bring a broker (register with us first) and you keep both.

How to time it
Builders push hardest at quarter-end and year-end to hit closing targets. Quick-move-in homes carry the deepest incentives. Austin builders (our secondary market) follow similar cycles if you're shopping Texas.

Quick FAQ
Do I need my own agent for new construction? It is not required, but registering your agent on your first visit lets you keep independent representation while you negotiate with the builder.
Are incentives negotiable? Often yes, especially on standing inventory near quarter-end.
