Sarasota, Florida — downtown condos & Gulf Coast living

Downtown Sarasota has added a wave of new condominium towers along the bayfront — walkable, waterfront, and close to arts venues, dining, and the Gulf beaches of Siesta Key and Longboat Key.

Sarasota, Florida

Sarasota is a Gulf Coast city in Sarasota County, south of Tampa Bay and reachable via I-75 and US-41. Downtown sits on Sarasota Bay, and a series of new condominium towers — along with cultural venues like the Van Wezel and bayfront walking paths — has shaped the core into a walkable, waterfront district that we tour regularly for buyers relocating from across the country and around the world.

Downtown condo buildings

The most notable new and upcoming buildings include The Quay, One Park at The Quay, The Edge, the Ritz-Carlton Residences Sarasota Bay, and the Waldorf Astoria Residences. Most are concentrated in a compact, walkable area near the bayfront, alongside shops, hotels, and restaurants. Depending on the building, amenities can include ground-floor dining, rooftop pools and lounges, fitness centers, and marina access.

Compare buildings side by side. Floor plans, views, amenities, association fees, and reserve studies differ from tower to tower. Live tours let you compare buildings on camera and ask questions before you make an offer.

Beyond downtown

The Sarasota area is more than its skyline. Siesta Key offers Gulf-front and beach-access condos along its white-sand beach; Longboat Key has bay-and-Gulf condos and homes on a barrier island; and Palmer Ranch and neighboring Lakewood Ranch offer master-planned new-construction communities with resort-style amenities, set farther inland from the coast. Each is a different answer to what Sarasota living can be.

What to verify before buying in Sarasota

Florida law now requires structural integrity reserve studies, milestone inspections, and association financials before closing on a condo — a direct result of post-Surfside legislation. Carrying costs matter too: taxes, HOA fees, and HO-6 insurance add up on luxury units. We walk you through every document and the true annual cost before you commit — that is what real representation means here. Schools: see the Sarasota County Schools site for current school assignments and information.
