Tampa Bay

Tampa Bay's cost of living is a big part of why people move here — but the picture is more nuanced than "cheaper than New York." Here are the cost categories to budget for in 2026, and where to check current figures.

Housing

Home prices vary widely by city, community, and home type — from downtown condos to new-construction single-family homes in areas such as Parrish, Riverview, and Wesley Chapel, where builders often offer incentives. For current sales data, check Florida Realtors market statistics; for mortgage rates, see the Freddie Mac Primary Mortgage Market Survey. Rents also vary by community and season. Beyond the price or rent, budget for HOA or CDD fees in many newer communities.

No state income tax is a key difference from many states — but factor in homeowners and flood insurance, which can be a significant line item in Florida. Get quotes for a specific address before you commit.

Insurance & utilities

Budget carefully for homeowners insurance; coastal properties cost more than inland. Utilities — electricity, water, sewer, and trash — vary by provider and home size, and summer cooling adds up; ask for a seller's or landlord's recent bills, or call the local provider for an estimate.

Taxes

Florida has no state income tax. Property taxes depend on the county, the home's assessed value, and exemptions such as the homestead exemption for primary residences — check the county property appraiser's website (for example, Hillsborough, Pinellas, Pasco, Manatee, or Sarasota) for a specific property's tax history. Sales tax rates are set by the state plus a county surtax; see the Florida Department of Revenue.

How it compares

How Tampa Bay compares depends on where you are moving from. No state income tax and new-construction options can work in your favor; insurance, HOA fees, and property taxes can offset some of that. Build a budget with all of these categories before comparing markets.
