Investors: new-construction rentals around Tampa Bay

In short

Only if the HOA documents allow it. Many Florida HOAs set minimum lease terms, limit the number of leases per year or cap the share of rented homes, and some ban short-term rentals. Read the declaration and rules — not the sales brochure — before you sign.

New-construction townhomes and single-family homes around Tampa Bay — in Pasco, Hillsborough and the Parrish area of Manatee County — draw investors because new homes need fewer early repairs. Whether a home works as a rental depends on three things you should check before you sign: the HOA's rental rules, the realistic rent, and the full carrying cost.

Can I rent out a new-construction home in an HOA community?

Only if the HOA documents allow it. Many Florida HOAs set minimum lease terms, limit the number of leases per year or cap the share of rented homes, and some ban short-term rentals. Read the declaration and rules — not the sales brochure — before you sign.

Ask for the recorded declaration, the current rules and any pending amendments. Florida's condominium and HOA statutes (chapters 718 and 720) govern how associations adopt and apply rental restrictions.

How do I estimate rent-to-price?

Divide expected annual rent by the purchase price, then subtract taxes, CDD, HOA, insurance, management, maintenance and vacancy to see the real yield. Use current rents for comparable new homes nearby, not asking rents from listings that haven't leased.

What is a build-to-rent community?

A community built and owned by one company to rent out, rather than sell home by home. Some buyers compare buying in a for-sale community with renting in build-to-rent; as an investor, check whether a community allows individual owners to rent at all.

Where do investors look around Tampa Bay?

Townhome and single-family new construction in Pasco (Wesley Chapel and central Pasco), south and east Hillsborough (Riverview, Apollo Beach area) and Parrish are common starting points. Rules and rents differ community by community.
